Square One Consultants, Inc is full-service construction management team specializing in Owner representation and is located in Austin, Texas. The firm was founded in 1995 by Kevin Fleming and now has a team of seven professionals. Square One offers experience in construction and project management including office buildings such as high rise, Class A buildings, schools, retail centers, condominiums and control centers. The Construction Management team has over 100 years of experience in the industry and has managed over 25 million SF and $3 billion in construction projects. This experience provides Owners the knowledge base of the collective team members to forecast the issues that they will be faced with during the different phases of construction. Square One's approach to new projects focuses on the ability to provide construction management through analysis and consultation for every aspect of the project, including structuring, planning, zoning, budgeting, designing, financing, coordinating, contractor selection and more. The team has assisted clients in securing services of Architects, Program Managers, Appraisers, Surveyors, Civil Engineers and others as needed. The Square One Consultants project management team provides quality, pro-active project management and execution services. We interact with the Owner's project management team from a pro-active early-on involvement in project planning. The key is working as a dedicated extension of the Owner's project management team or acting as the Owner's Project Manager or Program Manager. The expense an Owner pays for project management services is greatly outweighed by the benefits in better quality; tighter contracts; excellent documentation; avoidance of problems; and enhanced cooperation among team players. We are not only a construction management group but truly focused on the best interests of our clients. As working advisors to our clients, our extent of involvement includes pricing, paperwork, negotiations and any additional related services we can provide. We are the advocate of the Owner. We are involved in every aspect of the project, focusing on issues that are important to the Owner. We research options, manufacturers of products, cost variances of options, operating expenses analysis, and other factors effecting the Owner's decision. We work with the design team to investigate, and explore and execute all system options for the best value in initial cost and long term operational costs. In addition, we will focus on all the necessary decision points, such as the structural system, expansion options, materials selection, to ensure the Owner is well versed to make the best value decisions. This critical area requires diligent oversight from the start to finish. The overall budget will include every line item that will be spent, from the land acquisition or building purchases. Every cost will be identified and refined as more updated information is obtained. We constantly update budgets for our clients so they know at any moment where they stand in regard to committed dollars, spent dollars and remaining dollars to be spent.
